I'm ready to throw in the towel on this one, thought I'd just see if anyone knows anything I don't yet.
So I have the old 'Invisible Heljarchen Hall' problem, which on closer examination appears to be more of a glitch in the Drafting table, which prevents the house-building quest from moving on, and the house from appearing in the world when built. I know a lot of people have had issues with this, on any or all of the 3 houses that were added by the Hearthfire DLC; for me Heljarchen is the only one that has caused any issues at all.
I have put in some time on the forums and know that removing the following mods has solved the problem for many:
Birds and Flocks
Real Wildlife
Distant Detail
Unique Region Names
Realistic Animals and Predators
Werewolves of Skyrim
Scenic Carriages
Additionally several mods which affect the movement of spouse and/or adopted children.
In my case however (and I'm sure I'm not alone here) I don't use any of the above mods and never have, with the exception of Distant Detail, which I have tried disabling/replacing with Hearthfire version to no effect. I also use no mods which add any spawn-points to the world; I know they can cause issues.
I have tried pretty much everything I can think of and everything I have seen suggested so far; disabling all likely mods, re-verifying cache files, adding mods which are intended for use with Hearthfire and alter the worldspace of the specific steading (ie: Fortified Heljarchen etc.) Nothing has made any difference.
When building I don't even see a roped-off area where the house should be, I get absolutely nothing at all appear. As mentioned above, the 'quest' remains static at the 'Use the drafting table to build your house' stage indefinitely, which is perhaps where the problem really lies.
If anyone has managed to resolve a similar issue with any methods I don't know about please suggest; I really can't imagine what would block the building of this particular steading and not the other two. I'm about to give up and send my 3rd character to live in Winstad...
