Are these modders' resources sketchy?

Both contain models from independent 3D modeling sites made by other people, that the maker of each I guess just modified in order to be able to be used in the TESCS.



A post in the comments for the first one expresses concern over this, stating " I dont think uploading other peoples models as resources and even stating that they are free for use is a good thing to do." Tracking down those models on the site given, http://tf3dm.com/3d-model/bed-round-67285.html and http://tf3dm.com/3d-model/low-poly-cart-79545.html says that they both are free to download and have a " Personal Use Only License". I'm not sure if using it for a mod would be considered personal use only, as it obvious will aim to be downloaded by others, but not for resell or profit or anything. But trying to find more info about the specifics of the License on that site yielded nothing that I could find.



The website given for the second resource is not registered anymore, but the mod uploader has a bit in his readme about it, as well as a document included from the authors of the original models:










So I'm not sure if I should use these resources in the housemod I am working on or not. The cart and benches would go great in the side yard and front porch respectively, maybe with some retexturing to make them look more appropriate to the game, and the bed itself is way too modern looking, but the pillows are really amazing looking, with very detailed texture and surfacing. But I don't want to use them if they would be considered sketchy at all.
