Awful performance on a good PC?

Hey everyone so I just recently got back into playing Skyrim and I am having a problem. For some reason I am not able to get a solid 60 fps like I used to. I am running Real Vision ENB also. My latest problem is in Arkngthamz, for the most part I do get 60 fps, but if I look in certain directions it just tanks to a solid 40 fps. WTF?? I had issues in Solitude and Skaal Village where it would be in the 40s and 50s but I figured there is a lot of npcs around so it should be normal. The real kicker about this is even when I turn my enb off, it only goes up 3-5 frames. Still am not maxing it out in a freaking cave? I mainly get 60 fps every where else but this is the first time I did not get a solid 60 fps in a interior location. Here are my specs below:

Cpu- i5 2500k oc to 4.4 ghz

Gpu- nVidia GTX 780ti at stock

Ram- 16 gb gskill at 1333 mhz

Psu- Cosair GS700

Motherboard- Asus P8Z77

Sound card- Creative Sounblaster Z

SSD- Samsung 256Gb

Ps I just installed the latest drivers and still crappy fps....

OH and its not just Skyrim I have noticed with fps issues, games like Borderlands 2 and Battlefield 4 have random fps drops if I look in certain directions as well

PSS I just went to Markarth to benchmark and I actually got into the 30s. Just... seriously...

As you get framerate drops in other games, the first thing I'd check are the temperatures. Maybe the CPU or GPU are overheating, then cleaning out the dust (preferably with canned air) should help.

You have a Nvidia GPU. Have you tried Vsync=Adaptive ???

Do you have only ENB real Vision, or other mod's too. !!!

If it's like that on all games there could be a problem with your CPU or GPU, it happens.

I have other mods too and I have not tried the Vsync option...

My temperatures are okay 44 is the highest ive seen my cpu and in the 60s for my gpu. ( I keep my house cool) And also, if it was my temperatures wouldnt it be consistent and not just looking in certain directions?

EDIT** So I tried the Adaptive Vsync and by golly it seems to pretty much fix the fps in Skyrim. However now I am getting screen tearing and that is equally as annoying. Is there a fix for that?

That's the issue with adaptive vsync. It turns vsync on and off dynamically depending on the Framerate. Turning off vsync can result in tearing however.

The temps are fine. BTW, FPS drops arent uncommon in these games. It happens on my copy as well. There's a place outside whiterun where the framerates drop unless I turn down shadows.

Have you tried disabling all your mods just to see? Do you have any texture mods? THose will have to be disabled. What happens when you turn down settings to low?

BF4 is a demanding game. Especially with the 64-bit version. You can try the 32-bit exe or try turning down MSAA as there tends to be a big FPS hit with it. Play with settings.

Try setting borderlands 2 to capped 60 fps rather than vsync under settings menu.

Yes I do have a texture mods but I compressed all of them to 1k resolution. I have not tried to disable my mods, because other then those couple spots I did get a solid 60fps. Everything is is set on ultra besides shadows they are set to medium and the enb does an excellent job at using AA. And its very strange to me that just changing the vsync can cause me to get a 20 fps boost in some spots.

On Battlefield 4 I have turned off MSAA, and my framerate stays in the 50s on a mix of high and ultra. I guess I am just sensitive to those fps jumping around

It wouldnt take long. Just disable your mods and rename the textures and meshes folders in the Skyrim data directory. Give it a quick try. Dont overwrite saves while doing this and dont load autosaves.

If the issue goes away it's a possible mod issue. You can also simply try turning down the setttings to low. Not that you have to keep it there, just for testing purposes. If the issue seems to go away then it's some setting issue.

You can possibly do some .ini ttweaking then.

Not that you have to try this. If you can live with it then fine.
