Fallout 3 remake or Fallout 4?

Also, Fallout 4. New game instead of a retread. Remakes/remasters always seem to me to be just the publishers wanting to milk an older product that sold well rather than release the developers to make something new that potentially might not sell as well, ignoring the fact that generally remakes and remasters don't sell as well as the original ever did anyways.
