I like it. I just started a new playthrough and I'm looking for a small place to set up shop by myself and I don't want to rely on Red Rocket this time around. That site looks perfect. Just out of curiosity, does it come with any crafting stations (weapons and armor in particular)?

Only a cooking station, regretfully (if I recall correctly). Which is probably the biggest downside if you don't want Local Leader II. Then again, you could perhaps experiment with adding them through console commands, if you're playing on PC.
