Freexing issues when entering certain parts of map

I have had fallout for a bout a year now, lost it for a few months, then got it back, and when i got it back i started a new game but after arriving in Megaton, doing some usual quest stuff, (most notably Mr. Burke) I tried to leave, and in the loading screen to get out it would freeze. note; i had only been playing for a few moments. I rebooted ym 360, tried a few more times and it would always freeze at the exact same time in loading. then i tried fast traveling out, same thing. so i deleted all the saved games and started a new one. it worked for a while, managed to leave Megaton once because i hadn't done anything, went back in later, did the same quest things as usual, Moriarty, Mr. Burke, ect. then when i tried to leave, exact same thing. when i load my game outside Megaton i just left it be and never returned. played the game through all the way to getting out of vault 112, went north to Fort Banister, went exploring under there, killed the Talon Merc. Leader, left, and same exact thing happened, now when ever i enter that area, fast travel there, ect. it freezes, this also started happening in the area of Megaton, Springville, and Vault 101. if anyone has any ideas, please let me know.

P.S. I HAVE THE GAME INSTALLED TO HARD DRIVE.

When it comes to Fallout 3 (more so with New Vegas) is to save often. Make sure you save before you go exploring a region you've never been or while going through a quest.
