Game freezes after a few seconds...Load order help?

Hi everyone,
I've been struggling over the past two weeks or so getting Fallout 3 modded and working properly. I've done a few reinstalls to start from scratch and I keep getting the same issues. I can load the game up fine and start a new character/load. If I start a new character, I get through the open sequence fine and can get through the "shack" area in the alternate start from FWE. Once I'm outside though, the game freezes after 15 to 30 seconds. I'm thinking my load order is the problem since I have quite a list of mods installed. Here's my load order with "patch5.esp" being my merged patch from FO3Edit. Any help would really be appreciated!

What kind of equipment are you using and what is the complete path to fallout3.exe? Are you using FOSE, FOMM, BOSS And ArchiveInvalidation Invalidated?

Thanks for the reply M48A5. I am using FOSE, FOMM, BOSS(with some minor changes according to FWE's load order suggestions), and I thought I was turning off ArchiveInvalidation. I believed I was using the one built in to FOMM, but I might have been mistaken. I thought the option under Tools was to turn on ArchiveInvalidation Invalidated, but I think in reality it turns on ArchiveInvalidation... After turning it off, I ran the game and left it on long enough for all the "You just started, so here's 5000 messages" business go and didn't have any issues. Running the game for 3 minutes without doing anything certainly isn't validation that it's working correctly, but I think my major issue is fixed. Thanks for the reminder, otherwise I would have never looked at the ArchiveInvalidation option again!


Edit:

Okay, I lied, I'm still getting crashes. And all my monsters seem to have landscape textures that flicker wildly. I ran into some kind of wild dog that didn't move at all. I was able to get it down to a sliver of health, then I couldn't damage it anymore, but when I hit it chunks of rock flew out of it. I'm guessing something is going on between MMM and Project Beauty...

Edit2:

After some toying around, it seems MMM is the lone culprit.
