I'm getting some really bad frame rate issues. I've been trying every solution I can find. I've tried "setting the fallout.ini file for Mulicore fix", the D3DX9.DLL, tried setting NVIDIA's 3D settings to "Prefer Maximum Performance". I really don't know what else to do!

My specs are:
AMD Phenom II X6 1100T Processor
8GB RAM
NVIDIA GTX 590
WIN7 64BIT

Please, does anyone have any fix to this. I've even tried it on medium and still get choppy FPS. Some one else who has a GTX 580 was able to run it at ULTRA with 60 FPS. I don't have any problems with other current gen games.

EDIT: On ULTRA, I get 19-25 FPS. On Medium I get 20-35 FPS. Compared to Skyrim which I play on full, I get 50-65 FPS.
