How do I stop Oblivion crashing? : IV

It always crashes when I exit the game and I have to use Task Manager to regain control of the cursor and finish closing down Oblivion.
It also crashes sometimes when I am playing, when there's a lot of activity.
I have a PC which I bought in late 2010 specifically for games like Oblivion with a good video card.
I have also added a lot of mods.
Windows action center advised me to get the latest update, but the link they supplied got a 404 error. (http://www.elderscrolls.com/downloads/updates_patches.htm). Is there another link to get this patch?

That's normal behavior.

Fast Exit can help with it.

The http://obse.silverlock.org/ plugin http://oblivion.nexusmods.com/mods/22410 helps with this
