I'm looking for some mod recommendations for player houses that at it's core features a way to acquire the houses through purchase or by other means that isn't an "instant access" or open walk-in player abode.

Maybe you will find something suitable.

One of my favorites is in Balmora. http://mw.modhistory.com/download-98-14864 adds a small, plain house you can buy from the owner. Two rooms but adequate storage for someone starting out.
