I would like a very large house to store all the clutter I am accumulating, and also to act as accommodation for 20+ NPCs (So many mods with quest chains add these people, and I don't want to lose them)
It also needs to look at least OK, no low-res textures, no ugly walls ect. If it looks good, I am willing to accept smaller, but nothing smaller than adequate space for 10 NPCs with space between them.

Also, It cannot require shivering isles, I don't have it installed right now.

20+ NPCs? I've got 8, most with all sorts of fancy dialog and character, and you make me feel like a piker. ::shakehead:

In more serious news: go to TES Nexus, click on Search, choose "Castles, Palaces, Mansions, and Estates." Then let 'er rip.

I did look on the TES nexus, and I did not find any that were large enough and did not require Shivering Isles.

Check through Glebvar Castle v2. It does not state requirements so perhaps it would work without SI.

Just how large is large, then, if Glenvar and Seaview, which are up on Nexus, aren't large enough to meet your needs?
