I built a house near Falkreath Lakeview Manor and I could not find my housecarl to run the building and furnishing. I finally found her but not until after I used Faendal to do it. Is there a way to dismiss Faendal and then have the housecarl assume those duties or is it too late? Is this a one-time deal with each house you build?

It's a one time deal, at each house, good news is they can both be followers. But ya can't "fire" them, without a mod.

I got Serana last night so I told the Lakeview Manor housecarl to stop following but she said she will keep the house safe. So I'll have both her and Faendal to look after the house. With Serana being practically invincible this is good.

No problem. ...just FYI, you could have kept Raya, until a certain point in the DG, then you can't have two followers.
