Oblivion is having huge bugs

To start off, I would just like to say that I really, really like The Elder Scrolls IV: Oblivion. It's just that whenever I play I cannot play for more than 5 minutes without a message that says Loading Area... popping up, it usually starts off really quickly, I just have to wait for a few seconds. About 1 minute later it freezes again but, this time it's a little longer. Then again a few minutes later and it's even longer. Then when it happens again I wait for 20 minutes and I'm still frozen in place with that stupid message at the bottom of the screen. I've searched the internet and I seem to be the only person with internet access that has this problem. I've tried countless "solutions" but, it never works. I've cleared my Xbox cache, downloaded every patch in existence, and even restarted my character 5 times but, nothing works. I am playing on my Xbox 360 elite which I bought about a year ago and this doesn't happen with any other games.

I have the Game of The Year edition and the Shivering Isles and Knights of the Nine won't even work, again I've tried everything, I deleted it and reinstalled it cleared my cache, etc. This is extremely frustrating to me and I'm thinking of just throwing my game away. I really love this game itself but these glitches are just to much. There's also a game breaking bug in like every other quest I do, I can't join the Mage's Guild or the Fighter's Guild because of some stupid glitch there is no solution for and was caused because the game hates me. I really wish this game didn't have so many bugs but, it does, so if anybody can help me by offering solutions or tips on how to make this game less glitchy please do.

I would like to help but it seems really odd considering your playing on the xbox.

Is the game disc damaged or dirty perhaps?

And what is this glitch that makes it unable to join the mages and fighters guild?

Just to make sure I understood the first paragraph: whenever the game needs to load a new area it takes longer to load the longer you play, right?

Also wondering what "solutions" you have already tried.

I checked the disk and it is spotless and it should be considering it's been living inside of my xbox pretty much since I bought it. For some reason when I try to "Talk" to Arvena Thelas (The lady that you have to help for the first figher's guild quest) nothing happens (On my first account I was training light armor on the rats in her basemant and I killed 2 of them but this is on a different one). And for the Mage's guild I have no idea what is happening but for the Finger's of the Mountain quest, I did exactly what I had to do and when I gave the book to the head Mage guild guy and made "Joining the Mage's Guild" my active quest the quest marker is still pointing to him and this implies that I haven't finished this part of the quest yet. Yes you understood the first paragraph. I've tried almost every solution I managed to find using google. I cleared my xbox cache, deleted the entire game from my hdd and started over, restarted accounts several times, sent my xbox in to get checked (it shouldn't be bad because none of this happens on any other games), the only thing I haven't done is returned my game and got a new one because its $30 and I'll only get like 5 back, and I don't think I can even trade games for a new one.
