Yes, this has happened with me with Elder Scrolls IV: Oblivion. I waited for that game, watched many videos, and even done an RP for that game. Then, when it came out, while I enjoyed it, it didn't live up to my expectations. (ES III: Morrowind was a little like that, too, for me at first, because I was inexperienced with old-fashioned RPG's, but then as I got older and got better at it and added mods to it, it lived up to the hype in the end).
However, I usually stay somewhat hyped about games, but I would think about whether or not this kind of game would be worth it for me. I usually buy games cheaper or pre-owned,
so I rarely buy games brand-new. However, games can be a risk because your idea of fun and your expectations may be different than someone else's. (Everyone has opinions, after all).
For me, I would observe as many videos as possible, do research and listen to others' opinions on how the game is like so far (like those who've had hands-on experience like
people who've played it at a gaming event or gaming sites, blogs, etc) and then decide from there.
I know every game, even the greatest games out there, has its flaws and weaknesses and exploits. Plus, I have my own tastes and expectations. For example, Legend of Zelda games
are deemed great by many people (especially the Ocarina of Time), however, I do not really enjoy these kinds of games so much and don't get the hype for them. Meanwhile, I enjoy
niche games like http://www.youtube.com/watch?v=0Faukt4_bdQ series, which are seen as mediocre games by the mainstream gaming sites (or boring by mainstream male gamers, lol), etc---but I enjoy them because it has certain features most games don't have (female character protagonist, raising a farm, marriage, having children, etc).
So, yeah, I don't know how to not "over-hype" something. I just think, "Okay, I'm going to imagine playing this game for real and think about it realistically (not all games have everything you want). Now, is this the kind of game I think would be worth it after looking at how it's played in videos and descriptions of it from gaming sites/people's opinions, etc. And, have I heard of this company, what previous works has this company has done, etc, etc."
I think this is a personal thing you have to work out yourself. Think about your feelings, think about the game rationally based on what you've seen and heard so far, and make a decision.
You can buy the game a bit later after it comes out and hearing reviews about it or rent it (depending on the console---PC games are not really rentable, I think, unfortunately).
EDIT: Besides Brink, the only other games I have brought new recently were LittleBigPlanet2 (because the first one was awesome and the second one sounded really awesome) and Transformers: War for Cybertron. TF: War for Cybertron was a pretty big risk for me (besides Brink) because it is a licensed game (most licensed games are somewhat bad), it was from a company I have not heard of, and the company only had two somewhat average/mediocre-ish games before TF:WFC. Talk about a risk! Luckily, I ended up enjoying the game, even with some of its flaws, and I still play it to this day. ^_^
