For overhyped? I would say COD and Crysis 2. The single player is meh, and the games only exist for the multiplayer.

Crysis 2's SP was watered down to a very linear sand-box. Its multiplayer was plagued by hit detection, lack of support, lag, and this directly led to the demise of the dlcs.
