[RELz] Rentable Player Homes

I have released the first version of this mod to rent out player owned homes.

Allows player owned homes to be rented out after being bought.

I've added an astate agent called Genivair Melissaeiain the Office of Imperial Commerce in the Market
District of the Imperial City. He is married to the woman who works there and they sleep in the same
bed.

Homes can be rented out and rentals terminated at any time by speaking to the estate agent.

The player can continue to use the homes normally after renting them out.

Rent is determined by the market value of the house and by any upgrades it has. All houses will
eventually get double the base rent once fully upgraded. (Excluding Anvil, no game spoilers!).

Rent is customisable with 5 options based on Vanilla house costs:-

Option 1: (Default option from the start.)
1 gold per 100 gold of house value. This works out at 20 gold per day for a 2000 gold house.

Option 2:
2 gold per 100 gold of house value. This works out at 40 gold per day for a 2000 gold house.

Option 3:
3 gold per 100 gold of house value. This works out at 60 gold per day for a 2000 gold house.

Option 4:
4 gold per 100 gold of house value. This works out at 80 gold per day for a 2000 gold house.

Option 5:
5 gold per 100 gold of house value. This works out at 100 gold per day for a 2000 gold house.

With all houses rented out and all upgrades bought, the range of gold per day will go from 1760 gold per
day with option 1, up to 8800 gold per day with option 5.

Options can be selected and changed at any time by speaking to the estate agent. The options are there
because too little gold may be pointless to some players but too much might seem game breaking and a cheat
to others. I perfer Option 2.

Rent is acquired daily and there are 2 options of how the rent is collected:-

Option 1: (Default option from the start.)
The rent is stored daily in a chest called Fees Chest in the Office of Imperial Commerce in front of
the counter and the player must visit when they wish to pick up their rent fees. This option is FREE.

Option 2:
The rent is be paid daily, directly to the player where ever he/she is in Tamriel. There is a 10% charge
for this.


I'd be happy to hear any ideas anyone might have to make this mod better and more entertaining.

Some things I'm working on implementing now:-

Add NPC's to the homes after renting out and door is locked and players key removed to stop player getting in and key is given to the renting NPC.

Make rental charges based on Mercantile skill and Personality instead of the player choosing.

I'd like to add a chance of enemy NPC's "taking over" a home and the player has to break in and kill the NPC's who would be bandits/marauders that have tried to keep the players home without paying rent. More expensive houses would have tougher enemies and enemies get tougher as rent increases with mercantile skill.

I'm not sure; what else could make the mod more enjoyable?

I think making rentable player homes addons (including the bandits idea) for the following mods would be brilliant.

Belda Elysium
Glenvar Castle
Battlehorn castle
Castle Seaview
Bartholm
Heart of the Dead
Etc.

Also, what about having to do some kind of upkeep or renovation after time passes since you're the equivalent of a landlord? The roof is leaking at the IC home and you need to buy new shingles from Skingrad. That sort of thing. After all, this mod adds pretty easy money once the player owns the houses. Just an idea.

Awesome that you made this possible, good stuff.

I wish people would make cruddy run-down homes and fancy manors and teeny tiny houses and really big ones...for the player to rent.

There is a mod that lets the player rent player homes instead of buying them. It's on TesNexus somewhere.

As I said on the comments page on TESNexus:

"Loving the mod.
But you say that the renting NPC is only supposed to appear after you rent the house out? Because I am getting them in the house when I first purchase and enter them myself, which just seems odd ("Who's this in my new house?!")

Using (clean saved from previous version) v.1.5c, and the NPCs are definitely those added by this mod (FormID Finder confirms.)"


Well I just came across another little glitch:
I just placed a Skeleton Trophy in my house in Cheydinhal (Cute little fella, by the way.) Soon after, my unwelcome house guest (the added renter who is there even though I haven't rented this house out) decided to enter into combat with the little guy!
