Bases - hardcoe mode

Can anyone give me some ideas for a base to use in hardcoe mode?
Criteria
-hardcoe compatible
-Storage
-NOT affiliated with a main faction (Brotherhood/Followers etc are ok but not ideal)
-Reloading/Crafting etc
-Spawning entities not to far from base
-Quite large but still secluded
-(Optional) Is a cool place to have a hideout

also could people let me know if item storage is safe there or if it would disappear

(I'm new to these forums so if i am in the wrong place let me know, thanks)

Edit: I am currently using the Nevada Highway Patrol Station but i would like somewhere better to use

I am quite disappointed that i got a better reply on a forum for another game than the bethesda one where i got none.

Maybe because there isnt a lot of people on the forums right now, you see some people have jobs or school at this time of day.

The place i use as a base in Harcore mode is Fields Shack, for convenience.

Try the Jacobstown cave. It has a bunker with a cot.

If that doesnt tickle your fancy, perhaps try Wolforn Ranch, very classy for a 'seclusion' home.

if u dont mind having deathclaws as neighbors, harpers shack is great.... it has a reloading bench and a workbench inside, along with confirmed safe storage(a few lockers, some metal boxes and a couple ammo boxes.) there is also a campfire right on the side on the shack. vipers and golden geckos spawn to the east and north, and its not a terribly long walk east from primm or southwest fronm novac.

This question has also been asked dozens/hundreds of times before...a little time spent searching old posts is sometimes faster, when the forums are so slow, months after the games (US) release. :)

I don't have anything to offer since I always use Novac Hotel room (you may not have reached that point in the game yet). But yeah, a lot of people seem to like the various 'shacks' in the game.

Bos abandoned bunker.. (requires DM and actually if you want to use it to its full potential you'll also need to complete the DLC)

It does have pretty much everything you need though. With the addition of virtually infinite amounts of food/ammo/chems and stinkpacks...

(yes, that was a typo, but I think it looks better that way)

BOS safe house? it has a fast travel marker, workbenchs and i think reloading benches. meh i dont realy use houses that much.

NCR Ranger safehouse. It has locker,some stuff already inside it and a reloading bench. Also its inside a mountain so its got protection too.
