Graphics problems with city buildings

I am getting occasional problems with the graphics on city buildings. It will manifest as flickering textures (changing back and forth between two different, similar textures), phantom protrusions in walls (like a wall corner sticking out in front of the door to the Copious Coinpurse), and ugly phantom walls-over-walls. The last is illustrated in these two screenshots:

It doesn't always happen, but it happens often enough to annoy me. Does anyone have ideas about what could be causing this? My mod infos are posted below.

This used to happen to me a LOT. Try updating your graphics card drivers before anything else.

I have a GTX 580 w/ driver version 280.26, which I think is is as updated as it gets.

IIRC there was something wrong with one of card's latest drivers....but i can't remember what it was. 280.xx sounds familiar...the solution at that time was to roll back to a previous driver version however it's been a long time and i doubt that's still the problem..

This driver version came out last week, and I have had the same problem with Oblivion across a series of driver updates, so I doubt that is the problem. I wouldn't rule out some kind of configuration problem, though.

That looks like what happens when LOD doesn't completely load out of memory. It happens, and unfortunately there's not much you can actually do about it if updating drivers and other things isn't helping.
