Hopefully you both got it working already. I'll describe what I did a few hours ago when I ran into the bug where there is no sound from Esbern and the door won't open. I found my solution in the first post in this thread:
http://www.minecraftforum.net/topic/786124-skyrim-a-cornered-rat-bug-fix/
I downloaded the file linked in the forum post, unrared it, logged in to my administrator account (Win 7 - 64-bit) and copied the file (BSAUnpack.exe) to my Skyrim data directory. I then ran BSAUnpack.exe, selected Voicesixtra.bsa, and then clicked on the "extract all" button. I then got a dialog box that prompted me to enter the directory to extract the files to so I selected the Skyrim data directory. The program seemed to work but no files were actually extracted.
I figured the files couldn't be written due to a Win 7 file permission issue so I ran the program again and extracted the files to temp directory that I created on another drive. I suspect you could extract them to your desktop as well. I then copied the "sound" directory to the Skyrim data directory. I started up Skyrim at my last save that I made just before trying to open Esbern's door and the game ran properly - I could hear him, he opened the door after a conversation through the door, and the quest continued properly.
I hope this approach works for you both until a proper fix is provided.
