The premise of the mod is a player home that is spacious yet conservative. There is plenty of room for storage and display, servants to assist in different house-keeping chores, and even a mini-game for managing the different properties owned by the estate. I'd like comments and suggestions and especially help working out bugs in the AI, which is what delayed my final release 3 years ago. While the current version is a release candidate, it's still a BETA so not everything works as designed and there is no main quest yet (though there is a starting journal entry).

For the player who thinks "Benirus Manor" is the size of a middle class garage, I am pleased to present Pemberly Manor. Pemberly consists of a sizeable property in the north of Valenwood on the west coast; due south of Anvil. The property consists of a beautiful series of waterfalls and small lakes amid a wildlife welcoming woodland. On the property sits a small cottage suitable for the groundskeeper of the estate, and a large manor house built after the chorol style with primary floor space greater than 6 middle class houses, and a large gallery half again as large. The floor plan of the manor consists of a bi-level main hall with two symetrical wings, each having a trophy room on the first floor and a guest bedroom on the second. Off the balcony on the second floor is the door to the master bedroom with a bedchamber, library, and study. Through a door and down some stairs from the main hall are the servants quarters, kitchen, and a large multipurpose gallery that can be redecorated for dinner, parties, training. or left empty. Accessible from the master bedroom is a large arboretum on the roof of the gallery, where lie a hot tub and porch swing for the enjoyment of the homeowner.
The manor is fully staffed with Marrietta as your cook, Evangeline as your maid, Andrew as your manservant, and Old Wickham as your groundskeeper. Marrietta sells ingredients, Evangeline recharges items, and Mr Wickham repairs weapons and armor. Andrew can be used as a companion, though he is not suited to the adventuring life. His main purpose is to assist you in managing the estate. Evangeline brings breakfast and dinner to your study each day, and you can talk to her to adjust your menu or discontinue this service. By speaking to Andrew you can rearrange the gallery and take over management of the estate.
The Pemberly estate consists of 7 business ventures which Mr Darcy owns. These consist of 3 farms: Faregyl Village, Hanstholm Village, and Hillsborough Estate; 2 shops: Cheydinhal Petshop and Zira's Imperial City Horse Ranch; and 2 inns: Merry Bell Inn and Pine Peak Lodge. None of these businesses appear in vanilla Oblivion, but are available as mods by other users. When personally managing the estate, you can adjust the wages paid to his employees as well as the prices for the goods they sell. By adjusting these values, you can change how much money you make from - or lose on - the estate. You may speak to Andrew to collect receipts at any time. The management quest is designed to be a challenge to figure out. Each property has its own "sweet spot" where wages and prices are ideal and where you make the most money. Finding this sweet spot is supposed to be part of the interaction. If you'd rather not try, then leave the management of the estate in the hands of Andrew. He won't be very efficient, but you'll still make a profit. Prices and wages all start at 100, representing a persentage of their base value.
Pemberly is designed to be a home that is alive, atmospheric, and interactive. It is also designed to provide a great deal of space, both in containers and in the home itself, for storing and displaying your adventuring artifacts. At present there is no main quest to obtain ownership of the house - just show up and talk to Mr Darcy and he'll give you the keys. I recommend showing up between 6 and 7:30 am or between 6pm and 10pm. Otherwise he'll be in his room and he won't talk to you while you're trespassing there. The manor is intended for higher level characters, but may still be used by lower level ones.
