Help! Dirty doorportal ref - please can you help?

I don't have any of these fancy tools like TESVSnip or TESVEdit or whatever they're called and I'd rather spend my very limited time actually building the mod than learning how to use them, so if someone could help me out with this one problem, I'd be really grateful.

In the Master Bedroom cell, there's a random Riften trap door that doesn't belong there. I don't have the faintest idea how it got there. The cell doesn't have an asterisk to show it's been altered.

If I try to just delete the reference, it says something about it screwing up the navmeshes and deleting the portal. I had a similar problem once a while ago and it created a sort of black hole that svcked in all the references into some kind of modding singularity - horrible and very weird!

Please can some extremely clever person PM me if they're willing to get rid of my errant door without destroying the entire mod? They'd need the latest .esp file i.e. not the one uploaded as a beta.

As this is a door, if there is a teleport tab, look in it. I think you can unlink the door by unchecking it, and/or just removing anything selected within the tab. And try to delete it again.

Is this a player home? If so, you probably don't need a navmesh(unless you want followers to enter). Otherwise, you got a door that broke in your house and took a navmesh with it O_O.

I tried that, but still got that error message about it screwing up the navmeshes and told me it was deleting the portal. :(
