I have no mod effecting this dungeon nor and lighting mod and my graphics are turned to medium, which should be good enough for my PC as Skyrim plays just fine every where else..with minimal freezing such as this....but Ustengrav seems to lock my PC up within just a few minutes of entering it. I've been to able to go through here before without this issue. I have Vilja(companion mod) with me if that matters.

Have you installed the Unofficial Patches (all of them) ???

The only problem you would encounter with Vilja is this:

" Don't start the mod from a save game where your character already is inside the Bannered Mare in Whiterun!

This might prevent the mod from starting properly! "

However i would disable that mode and tried Ustengrav again.

I dismissed Vilja and was able to finish Ustengrav. When I returned to the outside I summoned her and recruited her again and I played for atleast an hour without any freezing. Would anyone know that's up with that?

Your mod load order is beyond any help. Please revert to the other post in that thread in sorting this out.

Do not be surprised that you are having these issues if you do not follow good mod installation practice.
