Cant buy houses - help ple

I have the following quests listed: Purchase Honeyside, Purchase a house in Markarth, Purchase a house in Windhelm. When I go to the person indicated I do not get the dialog option (aka it's not shown).

Can anyone tell me what's causing this? I'm not running any mods that interact with these quests. Do these actions have quest IDs that can be accessed by the console?

My post isn't about Hearthfire properties. Does Hearthfire mess up buying other houses? It didn't in my previous games.

House in Markarth: (Vlindrel Hall)

After completing The Forsworn Conspiracy and No One Escapes Cidhna Mine you may not be able to buy this house because there will be no dialogue option to do something for the Jarl of Markarth.

If you had completed those two quests before you were level 20, there is a way to buy the house.

During the main quest (quest Season Unending), General Tullius and Ulfric Stormcloak fight about exchanging some territories including Markarth.

If the Stormcloaks take the Reach, Thongvar Silver-Blood will become the Jarl of Markarth. He will offer you the possibility of becoming thane and the option of buying a house in Markarth.

It is possible to lose the option to purchase Vlindrel Hall in Markarth. If the option to purchase appears when speaking to the Jarl or Raerek and it is not selected immediately, it may no longer show as a dialogue option

  • The option to purchase Vlindrel Hall becomes available from the new housecarl of the Jarl, after a Stormcloak victory during the Skyrim Civil War, meaning the Dragonborn must side with them and complete the questline.
  • Another solution is to open the console and type 'setstage favor250 20'. This will mark the quest for acquiring a house as completed. Talk to the Jarl and he will make the Dragonborn Thane of Markarth. They can then speak to Raerek about purchasing the house.

House in Windhelm (Hjerim)

The option to buy the house may exist but you are unable to actually purchase it even after completing the prerequisites as the dialogue still says it is unable to be purchased due to unpleasantness.

It is possible that after the Battle of Windhelm, Brunwulf Free-Winter may not appear in the Palace of the Kings, preventing you from being named Thane of Eastmarch and preventing the purchase of Hjerim.

(To fix this, use Unrelenting Force on the former Stormcloak-supporting Jarls ousted by the Imperials in the Palace of the Kings.

This will give you a bounty in all of the Jarls' former holds. Fast-travel away from Windhelm and return; Brunwulf should be there.)

The option to buy and upgrade the house may not be in the speech list. This only happens in the same sitting as killing Ulfric. Saving and resetting the game will fix this.

House in Riften: (Honeyside)

There's a possibility of unable to buy the house, Even after doing "The Raid" and "Supply and Demand" quest. The cause to this bug is currently unknown. However, helping more people around Riften seems to help, if you haven't assisted any people yet. (Use the console command setstage FreeformRiftenThane 10)
