Needing some advice quickly.

I need some help from the community making up my mind. I have a friend who wants to buy my current rig from me. With the money I'll be able to upgrade everything but the video card. Here are my two scenarios.

Scenario 1: Keeping my current rig.
cpu: core i5 750 @ 4GHZ.
RAM: 6GB DDR3 1333 RAM @ 1446
GPU: Zotac geforce gtx 470 800/1500

Scenario 2: Sell current rig and upgrade.
cpu: core i5 3570k
ram: 8gb ddr3 1600 mhz
gpu: Radeon hd 4890 1gb. (won't be able to afford a new gpu till December.

My problem is that I'm having a hard time convincing myself that it'll be worth it to sell my 4ghz i5 750. Doing so will mean having to use an older gpu for a while and I won't be able to o/c it till I can afford an aftermarket heatsink. What do you guys think? Should I do it?

Okay so update. I had to scratch the 3570k. Turns out the board I wanna go with uses the p61 chipset which doesn't allow overclocking. For a board that does allow it I would have to spend 30 dollars more on a board which is not in the budget. So now my new build is a complete opposite.

New proposed build:
cpu: fx 8350
ram: 8gb ddr3 1600
gpu: hd 4890

The 8350 comes stock at 4ghz and I am pretty sure it outperforms the 750 at 4ghz pretty easily. Not sure though because I can't find any comparisons on the two side by side. This build comes it at about 400 and allows me to afford an aftermarket heatsink. Sounds like a no brainer but still not sure.

All this completely boils down to which games you're playing dude. You can't play Crysis 3 with an HD4890, period.

If you're happy being stuck with that card for 3 months, then I'd say you should do it. It's only going to get harder to sell an i5 750 + GTX470 setup as time goes on.

By December you better have enough saved up to buy at least a GTX760 lol ($250).

I don't like not being able to play C3 but I'll still be able to play all of my other games. I just read an article that Bf4 will support DX10 as will COD:Ghost. So I'll still be able to play those on release as well. Not as fast as I'd like to but they'll still be playable. In fact the gtx 760 is the exact card I'm looking at. I agree it will become increasingly difficult to sell my i5 750 rig as time goes on. Especially since this guy is willing to pay 400 bucks for mine. I really wish I could've afforded the 3570k but I fell confident that the fx-8350 won't let me down especially once I overclock it.

Hey thanx! I don't know how I could have missed that. Think it's worth it? It would mean three months of me having to use an hd 4890.
