Make item in Vendor Chest exact cost

I want an object (upgrade or horse deed) to be the exact cost I specify to the player (e.g. 1000 for a horse deed).

Problem is, the differential cost for the item that the merchant takes from you (i.e., 1000 item cost becomes 3040 gold to player) when player attempts to buy the item.

Is there a way to make the item cost exactly 1000, without the merchant markup from speechcraft (or whatever it is)?

I only want the upgrade or horse deed items (the only item the vendor sells) to be the exact cost.
