Becoming Thane of one of the Holds that allow you to build a Hearthfire house. Just get the Housecarl and tell them to scram and they'll go guard your house.

You can also pick a follower, if you want. The woman in the Bannered Mare who wants to brawl? She can be a follower; I took her to one of the houses, and she offered to manage the place. I took her up on the offer. It probably works for other npc followers as well.

Thats a steward.

The housecarl is assigned to you by the Jarl of the Hold. You just need to be thane. I know for example Falkreath is the easiest Hearthfire property to get. But you don't get a housecarl until you become his thane which can take a couple quests for favor.

The housecarl's job is to guard your house; the steward's job is to manage your estate and act as a back-up guard. It's good to have both!

Sorry about that; the first time I ended up with a steward, it was because I traveled to one house with Lydia, and she offered. Housecarl or follower, it got her out of my Whiterun bedroom.
