Haven bag ripof--Imean... inspired project...

So I want to build my own mod similar to the Haven Bag mod by Haishao... I have downloaded and installed his mod, and I THINK I know what I need to get things working, but I know nothing about modding...

suffice it to say, this is not only my first mod for Skyrim, this is my first mod period.

so I want to document my work here and I want to try to pick you'r guy's brains durring the process. is that ok?

So here's the desired Mod:

I want a unique object (NOT worn) that when activated the game should record the players position and orientation in the world then teleport the player to the COC location in a modded Cell. this location will be the "entry" to the modded house. if the unique object is activated while in the moded cell the player should be teleported back to the recorded location and orientation where he first activated the object.

...so prety much the same thing Haishao set up with his mod, minus being an appearel item.

I have already considered basically altering the Haven bag mod, but Haishao built his mod in a way that I am having a lot of trouble descyphering. when I try to change the enchant he built (it looks like an enchantment setup as a script that teleports the player to and from the bag) to point it to my new cell, it just puts me in the original bag cell. I can modify the Bag cell with my build, but then the item used to teleport me is still the bag and that's just not what I want here...
I did try to create a new Item altogether and point the new enchantment script to my cell, but I couldn't get the quest item he made to deliver my new item. I tried to make a new quest, but... nothing hapened.

So let me start over and ask: What all do I need to make in creation kit to have an Item (preferably not a spell, appearell, or weapon... I can accept a book, but I'd preferr something more blatantly "dwemer" like a Lexicon, Puzzle Cube, or Attunement Sphere) that I can activate that will kick off a script that will do exactly what I want? can I setup an Item to do it on it's own or do I have to use the enchant option like Haishao did? can I use a "Misc" item, or does it positively have to be appearell or book?

I don't think I'll need the quest, because I think I would prefer to set the object as a "quest Item" preventing the player from dropping it, and I like the thought of putting the thing in a location that takes some effort to get to, rather than just giving it to them up front. I could leave it in Riverwood, or just outside the dungeon on the mountain nearby so the player doesn't have to activate any quests unnecessarily to get to it.
