Make Activator into Furniture - how?

I've taken the windmill grain mill, which is an activator and attempted to make it into a piece of furniture but am having issues. The windmill...mill alone (activator) displays "Activate Grain Mill" but does nothing, guessing script is required but have no idea what script. Reason I don't want the "normal" grain mill where player is animated pushing the wheel is it is a confined space and I only want it to be able to create 1 custom recipe item. I decided to duplicate some furniture and used the mill activator .nif as the model. Now the new mill furniture is furniture but has no marker such as sit, lay down, etc (which I didn't want anyway) and in game it says "Use Mill", player is forced into 3rd person, even though I removed this from the form but nothing happens. I gave my new mill a keyword "IsNewMill" and added it to my recipe. Result is I have an activator mill that can't do anything right now and a new mill furniture which doesn't do anything but show 3rd person. There has to be a way around this, help please.
