so I tossed out all my dead beat room mates crap today, (his name isn't on the lease so he has no legal right to be there, although he has been warned that this would happen since the first of the month)

he'd only paid his first month's rent and the last two months and the start of this month he has not paid at all. the entire time i was patient and waited through the empty promises that he'd have the money next week etc.

last night i told him he had to be out by the end of the night and he said "i'll try but if i can't and if that is a big deal you can talk to my attorney". before i told him that though i checked on his room to see how his progress of moving out was going as of the 8th, he hadn't packed or started to pack any thing. So today while he is at work i tossed his stuff out into the parking lot.

so, has any one here had room mate drama that involved kicking out and or evicting of room mates?

Because people who have lawyers readily available are also the sort of people who can't afford rent....

He doesn't still have a key does he?

I've never had a room mate. Going to have two next month and onwards.

If they try anything, dump the 'squatting' card on him. Assuming that it is illegal where you're from. Also, I highly doubt that someone who's cheap enough/ lacking the funds to pay for a room's rent has the money to have an attorney at hand. Make sure he doesn't have a key.

The guy is an ass, sure enough. Thinking he can weasel his way into living in YOUR house for FREE? No son.

No need for any proper legal stuff. Call the police and tell them that you have given him ample warning and explain the agreements you both came up with and his failure to uphold his end of the bargain.

he has both keys to get into the building and to open my dead bolt, i've chained the door shut though. the chain is only attached to some flimsy trimming so it can easily be bust open, but i'll here him coming and be ready if that is what happens.

hopefully he isn't a psycho. i told him that we were changing the locks though.

I've only had two roommates. One currently who is the most awesome awesometastic person evea (We get along really well). And the other who...well...lets not discuss that.

As for you, OP, I hope you changed the locks...cause if not..

im home for the next 4 days. and i have only 3 things of value that i would miss if any thing were to happen to them. i have made arrangements to see to it that they are safe.

Hold down the fort and have a friend go buy new locks. Or call a locksmith?

I happily live by myself these days. I have always had roommates previous to this place, some better than others, or have lived in a rooming house. (Same poop, different pile.) Usually I lived with a girl friend, but sometimes just friends.

Here I pay 2x +$100 rent/bills compared to my last place, but it's sooooo worth it. (Being poor, that says a lot, I believe.)

But as to your question, I didn't kick people out, but rather I chose to move. (Forcing them to as well.) I've also been abandoned and forced into having to move by less that trust worthy roommates.

Thankfully I have a great landlord here. He's a bit eccentric, but he's been really good to me. He raised the rent for all other tenants, but left mine alone as he knows I am poor. He also pays me to help him with things around here that may be too much for him (He's almost 80) and he pays pretty damned well considering the work is pretty easy for me. I think he does it more to help me than for me to help him. I was truly blessed when I found this place.

Yup, I don't plan on ever living with a roommate again, if I can help it. Roommates are teh suk!

Video the whole thing. It will help with legal issues, plus it might make for a good home movie in a year or two.

You really should have someone there with you.
In case he goes insane, for moral support, and as a witness to any conversations if need be.

The first thing you should have done is get the landlord involved. A good landlord would want to be involved in this, and would gladly be there to protect your rights.

Better luck next time. Roommates are always a hassle, even the good ones.
