Recommend me a Riverwood Home

I'm starting a play through and I like the small quaint town of Riverwood. I am looking to have a player home there but I am a little particular about my homes.

I would want something in Riverwood's general area (does not have to be within the town gates) that is not too large.

A small/medium sized home would do.

Something that blends in nothing castle or mansion like (though a watch tower would also work if it seemed like it was a actual watch tower and fits with the location).

NO FREE HOMES. I would rather a home that requires a quest.

A build your own home would also be nice as it would take some time to gather mats and build it thus giving me the feeling of earning it. (probably would prefer this over a quest)

No exterior cell interiors, my performance is strained at times as is....

Enteriors must feel natural and not feel like they are cluttered or once belonged to a horder. (a BYoH would probably not have this problem though)

Smelters and other crafting cervices (minus enchanting table and alchemy bench) would not be necesary as I would be close to a town that has them anyways.

Extra beds would be a plus but I dont want to have a inn, not planning on having many followers and if I start a family I'll have them in a HF home, so adoption friendly not needed.

I know this is a lot but I'm hoping some one knows of a home that could meet most of these requests. I've already tried http://www.nexusmods.com/skyrim/mods/15878/? and while it is nice it seems a bit cluttered and has more than I would really want or need. I tend to be minimalistic in tates and go for functionality over aesthetic design.

Also my favorite for Riverwood. Given its a small village, a simple but cozy and well-placed hunters cottage with a small quest to justify it's existence fits everything best. It feels like something Bethesda could have very well put there themselves as a starter home. Thats the kind of touch I like in a mod.
