Hearthfire Land Purchase Glitch

I have been made Thane in Dawnstar. The dialogue to purchase land appears, and I selected "purchase", the dialogue continues with Skald giving me the title to my new land, but the gold is not deducted, the map does not update and I don't get the land owner achievement. The same thing happens in Falkreath. I have tried clearing my cache, reloading the hearthfire DLC and deleting and reloading the game update, but none of that has fixed the issue. Any ideas?

For Dawnstar: You must complete the Daedric Quest “Waking Nightmare” and then the favor “Kill the Giant”.

Please note that this favor has the prerequisites of being level 22 or higher, and having had previously completed the “Waking Nightmare” Daedric Quest. At this point, you can then buy land directly from Jarl Skald the Elder.

Have you started any missions for the Dark Brother hood ???

After you completed the requirements to become Thane, talk to the Jarl's Housecarl.

He can glitch and not give you the dialog to become Thane or for the Steward to give you the dialog to buy the land.

Try, to join the Empire and take over Dawnstar. Then you should be able to buy land from Brina Merilis' steward.

I have completed "Waking Nightmare" and "Kill the Giant"

I have not completed any Dark Brotherhood missions yet, except to kill one of the three hostages that starts that mission arc

Level 59

The dialogue to purchase land appears, but nothing happens when I select to pay for the land -- This is happening in both Dawnstar and Falkreath, I have not tried in Morthal yet

Hmm, there's been a lot of people complaining that they can't buy a house at Dawnstar house after starting or completing the Dark Brotherhood.

Sometimes, (there is a glitch) completing "Waking Nightmare" will cause Jarl Skald to lose all dialog options except for the two ones mentioned above.

The only way is to complete the giant killing quest before completing "Waking Nightmare"

This also makes Heljarchen Hall unavailabe (if you have the Hearthfire Addon), as long als Skald is the Jarl of the Pale.

As a "workaround" you can only side wtih the Imperials in the civil war and conquer the Pale. The new Jarl will offer to purchase land.

There are also, two possibilities - It may be possible to buy the land by just completing the Nightmare Quest or It may be possible to buy the land without doing either of the quests.

It's completely random actually...

I have purchased the land built the house from dawn star hired a steward and when I got the steward to furnish rooms the payment was taken but rooms not furnished I have also built house in falkreath with no problems

The amount of time it takes for stewards to furnish your house depends on the number of times you leave the area. The fastest way to complete the process is to find the border of your property and cross it repeatedly until the furnishing is done

Heljarchen Hall: Go straight south towards Loreius`s farm and pass your stable and carriage driver. Where the rocks on your right end are two blue mountain flowers. One of them is growing next to a dead branch. The border is between the two flowers.

Also there is a bug and sometimes:

  • After furnishing a room by using a steward, the furnishings may not actually appear.

Also from wiki:

If a steward is asked to furnish the house, the money will be taken, but it's possible that no furnishings will be added.

  • Loading a previous save should resolve this.
  • Another solution is to craft every furnishing in the house.
  • Killing the current steward and hiring a new one will not solve this issue.
  • This issue has been seen when hiring a steward from another house, like Windstad Manor.

Another way to buy a plot of land in Dawnstar, is to join the Empire and take over Dawnstar. Then you should be able to buy land from Brina Merilis' steward. !!!
