Nice try devs, but as soon as i discovered the location i knew i might have found my first interesting location. After killing so many raiders, the first feral ghoul body i found inside the building i knew exactly what to expect next so it didn't make me jump like the dunwich building affect i had in fallout 3.

But still, This was basically the single best location for loot, killed about 4 legendary ghouls and they all gave me some of the best items in game yet (i am level 56 and steam reports 76 hours of game time).

Honorable mentions:

1. Ghoul-slayers Gatling Laser (+50% damage against ghouls)

2. Kneecapper Shishkebab (my first weapon of the kind so far in fallout 4)

3. Nocturnal .44 Pistol (does increased damage at night while low during daytime)

So if you haven't cleared that place yet, then make it your priority. Also if you jump inside water pool (the shrine area in the end, can't miss it) then there is a secret area there with 2 mini-nukes.

Just don't jump in it with your power armor
