Borderless is greyed out unless I check window mode, maybe I'm not clear on this but is the only way I can play borderless is in windowed mode? Other games borderless and window seem to be separate.

Borderless means borderless window (no bars to drag/minimizing/maximizing/close the window). If you are playing in fullscreen mode it is borderless essentially.
