FPS sags badly.the larger the rooms, the worse

I find that performance in this game is really all over the place. Sometimes even if I clear RAM and close all apps before playing, game lags and chops from the start and crashes within couple of minutes. Sometimes it's butter smooth and I can play much longer and fps doesn't degrade that much.
