The Kitchen is where you'll find the cook, alga, and down a trap door you'll find the wine cellar, stocked with the finest wines, two of the barrels with give you wine.

Upstairs you'll find 5 bedrooms, all with a little theme, one has a mage theme and has spellmaking and enchanting stations
You'll also find a bathroom with a bathtube you can bathe in.

Outside you'll find the gardens, the hedges have been groomed to perfection and the reflecting pool out back scrubbed, enjoy the view of the countryside off the back porch.
Your guests will be well housed in the spacious guest house, which contains it's own bathroom.

No they are not and it is a real shame. People are letting some incredible mods just dwindle into oblivion, no pun intended. This home in particular is spectacular! It is the estate that people have been asking for; elegant, atmospheric charm and landscaped grounds. Our newest Gold Shield mod on Oblivion's Real Estate.

Are you kidding?..

That's bleeding amazing!
This is one of those gems that, even if your character can't afford it, is lovely to have in game just to gaze upon.
Thank you so much...what a beauty.

Edit: Oh Meek, what's up with ORE? I've been trying to do some home shopping for days.:(

There was a problem with the domain host, they neglected to renew the domain. The site is due to be back up and running on January 12th.

We can't make ALL mods compatible. Sometimes we must choose. :P

Anyway, lovely house mod. Once you spend a morning in that beautiful garden you'll never want to leave.

Thanks for sharing and keep up the good work!

Cheers,
Pushkatu!

Just took a stroll through the enchanting garden and was wondering, are there supposed to be no doors when you haven't bought it yet?:)

This looks absolutely beautiful. Fantastic work. I have just downloaded it, it will suit well as a gift from the Elder Council to my Champion of Cyrodiil, don't you think? :)

You have no idea how much that means coming from you Centurion! :D
And yes, Mr_Siika's meshes are such a great asset to the community, and yet I haven't seen those meshes put to use in a house at all.

I tried the update (I used BAIN to install it might be the problem) I made a second Archive for quick access to the COBL version of BlackMarsh Post-update and I still had no doors. I disabled it saved... quit then renabled it again but the house was still missing it's doors.
Any idea why else it might not be showing them?

Maybe you could try moving it in your load order so that the UL loads before BlackMarsh Hall?

Wow Yevic, this is very nice. The landscaping is beautiful!
Loved the house.. Tiny problem though, when I try to enter the cottage my game CTD. If I avoid that door I can spend hours there.
Definitely a keeper. Thank you.
