Gas goes against the lore too, doesn't it? o.O

Personally, I see no reason to change anything. But after all, I never rented / bought any house, I just waited outside. Save from occasional times where I wanted to level, then I would rent a bed in a inn.

Well first of all, this kitty don't rent no house. He buys them.

And I think there should be more houses, to buy.

A cool feature would be, being able to buy out a house that another family is renting, and either choose to evict them to make it just yours, or be able to collect rent ( Going to the house and checking a chest, or talking to one of the people living there )

Not trying to be like Fable though

I would like to be able to buy several houses, for my character to be able to store my items and set things up in different styles. I would also like the option if I wanted to to buy up the properties and collect rent and maybe have a quest tied into owning houses. I think that would be good.

Utility bills? No way. Some houses may have direct water access, but in general water should be supplied by wells, springs and rivers. If anything, there should be tax.

Would add more NPCs to the game......tax collectors.

A good temptation to make me become a ciminal ingame.

I wouldn't mind renting a room in an Inn or paying in advance.

But I want to be able to BUY a house.

Also any houses should go up for sale for a limited time so you could buy or some randomly generated NPCs to buy.

Utility, No. Taxes sure. Rent. Sure.
I want to be able to sell my house, or rent it out.

In daggerfall you simply went to the local bank and picked from a list and that list showed what the house looked like.

That was one thing that made daggerfall better then later games... house hunting and finding a realy cool house.

"oblivions system was fine"
Just give me a banking system and game mechanics that makes me *want* to use beds and get rest, but without the nagging feeling that it is something you have to do *constantly*.

Oblivion style is fine, I'd just like to have more variety. A tower, maybe? What I'd really like is to have a stronghold, like in Morrowind, only more detailed, that I can build up over time. (I'm dreaming, I know).

^ Exactly.

With my luck I'd get a landlord like the old chick in the movie Kingpin and I'd have to do "that particular action" to stay in my home...

*shudders in disgust then vomits*

Yes, bring on the dynamics. I want NPC's doing everything we do, shopping, cooking, smithing, woodcutting, mining, farming, partying(tavern nights), traveling, etc... Could you imagine how this would create a dynamic living economy?

That would be great, that would greatly draw us straight into the world os Skyrim, I would love to see the peoples virtual lives in TES.

I'd like the option to buy or rent almost any property, both house and business. Certainly more than one option per city. I'd also like to buy property outside of the cites.

I like the idea of renting. And when I no longer need it, it will not be an empty house or room - an NPC can go and live in it.

You should be able to buy any house (or building) in the game world. Also, you should be able to rent out any house/shop you buy... that way the towns don't turn into ghost towns after a few hours of game play.

The only issue might be NPC scheduals with renting houses to generic NPCs, but the generic NPC you rent to can just take over the schedual of the NPC that previously owned the house (minus quests of course).
