As the title states, any time I zone into Commonwealth or load a save game thats in the Commonwealth, it takes 5-7 minutes to load the game. This makes the game completely unplayable as there is so much zoning happening.

I know its a game issue and not a hardware issue. The game used to load fine, but progressively got worse. Occasionally, it will load fine, like once yesterday I loaded a savegame in the commonwealth in like 20 seconds. This was an anomaly.

• It happens on both Win7 and Win10.
• It happens on both an SSD and a HDD (So dont tell me to buy an SSD)
• Verified game cache
• Tried lowest video settings
• Tried Windowed/borderless & Fullscreen
• Tried playing with Vsync settings
• Tried beta patch

I've seen my game run Fallout extraordinarily, but it seems plagued by bugs thats wont let it shine. I've played on high settings in the middle of downtown at 45 FPS. My PC is more than capable of running this game just fine.

16GB Ram

Sandisk 120GB SSD

I'd really like to play this, but in this state it simply isn't tolerable. Can anyone help?
