Which is best location to build a house?

Ok, I recently bought Hearhtfire, well it was two months ago, but then I also started a new playtrough, and now want to build a house, so wanted to ask you guys, which is best location for building house? Well my character is breton, vampire, and mage, so which of tree locations would be best for that kinda type of character?

Dawnstar- grain mill, Grassland and snow, Giant camp close by
Morthal- Fish hatchery, swamp, Chaurus and frostbite spiders close by
Falkreath- bee farm, Grassland, Bears and wolves and a necromancer close by

Lakeview Manor has the nicest Terrain and the best extra features, such as the ones Michael listed.

For mages I prefer Windstad Manor. The area is kind of misty and eerie in my opinion. To me it's the most beautiful. Kind of mysterious.

Yeahm i think that is going to be it, but also considering Lakeview Manor... Mostly because of the Apiary, wan't to see how that works in Skyrim.

Do what I do and have TWO houses! I have one with all my mage stuff and the other with the armory and trophy room etc! :D :D

Definately build it in Morthal. That area defines an undead mage, which coincidentally is the exact character Im playing (female, Breton, vampire, mage). The fog, swamps, marsh and spiders really add to that vibe.

Winstaad Manor in the swamp is ideal for an alchemist - there's the fishery, the green house and the garden. There are also tons of dragon flys and slaughterfish (for scales, you can get eggs from the fishery) in the swamp. Wandering trolls, frostbite spiders, and chaurus show up at higher levels.

Lakeview Manor is great for an enchanter. The necromancer next door, the bandit camp up the road towards Riverwood, Pinewatch cabin, and the bandits on the road to Falkreath are all excellent sources of grand souls.
